credX-Infomemo Now with Macro and Micro Analyses for Real Estate Locations by FPRE

For a commercial financing request, all relevant economic facts must be clearly compiled. Therefore, a central element in the tendering process via our credX platform is the financing memorandum.

In this 6-10 page memo, we present the relevant facts of a financing comprehensively and neutrally. By comparing the memo data with the financing profiles of capital providers stored in the credX database, we identify suitable capital providers and propose them for the financing request. After approval by the borrower, we send the financing memo to suitable capital providers. Since the data contained therein is validated and quality-assured, the addressed financing partners can assess the project with little effort and quickly provide a robust indication of whether and, if so, under what conditions they can finance the project. The quality check of the data also significantly reduces the risk of negative surprises in the further financing process. The memo is available on the credX platform and in the data room as HTML and PDF. It can also be obtained as a dataset for seamless further processing.

It is coordinated with the borrower, who also gives final approval.

When creating the memo, we not only collect a variety of property and financing data from the borrower but also validate and supplement it, among other things, using land register extracts, tenant lists, and valuation reports. This also includes data on the macro and micro location of the property. For this purpose, since September, we have been utilizing location analyses from the IMBAS web application by Fahrländer Partner (FPRE). IMBAS is a valuation and analysis system for real estate operated by FPRE, through which licensed users can, among other things, generate and download location analyses.

These IMBAS location analyses offer us significant advantages, as they

  • are available at the touch of a button and easy to integrate into our Infomemo,
  • are based on a standardized, proven methodology (the data is current, the methodology is continuously developed, new data sources are being explored, and data rights and availability are clarified),
  • and enable a uniform approach that allows for a nationwide comparison (ranking) of the location. We are pleased to provide this ranking upon request.

By default, we currently integrate the IMBAS analyses as maps and in tabular form into our Infomemo. The following example is a location analysis for a retail property:

As an independent consulting and research company, FPRE has been involved in the digital analysis and valuation of residential and commercial properties since 2006. The company is one of the leading data and model providers for the real estate industry in Germany and Switzerland.

Furthermore, we provide excerpts from the IMBAS reports in the appendix of our Infomemo. Upon request, we also provide – currently FREE OF CHARGE! – the entire analysis, including rating, to both borrowers and capital providers.

In addition to the standardized IMBAS data, we include our own analyses and those of the borrowers in the financing memorandum, provided they are well-derived and offer added value. We are currently examining the integration of further important data such as ESG and KYC analyses, as well as real estate valuations. In this regard, we also rely on collaborations with partners like FPRE, who are market and, above all, quality leaders in their field.
